A named scope, not a grab bag of tasks

Framing, concrete, drywall, siding, windows, decks, and structural repair reach this office in two shapes. One is a chapter inside a house, an addition, or a remodel that Ocala Building Contractor holds as the general contract. The other is a single trade with its own start, finish, and usually its own permit. Both are construction. A punch list of unrelated favors is not. This page is how we separate those cases on block-and-slab houses in Ocala and the rest of Marion County.

When the trade sits inside a larger contract

On a general-contract job the trade is scheduled against the rest of the building, not against a wish to start Monday. Framing waits on a slab that has been placed, that is cured enough to lay out, and that matches the plans. Drywall waits on framing that is straight, on rough-ins that are finished, and on a roof that is already turning rain. Windows wait on a flashed opening of the right size, not on a hole someone hopes will match a unit from a showroom. The sequence is the work. Skipping a step is how a painted room gets opened back up two weeks later.

One contract also keeps the responsibility in one place. The crew that formed the slab is still answerable when the wall on that slab is out of square. The crew that cut a new opening is still answerable for the header and the flashing, not only for the trim that hides the cut. Wood framing, concrete, and drywall are the three that most often share one permit on an addition or a full interior rebuild. They are written as one job because a mistake in the first shows up as a complaint about the third.

Decisions that have to exist before the first trade starts

  • Which walls are concrete block and which are wood. Most houses here are block, not a full wood shell.
  • Whether the slab is new, extended, cut for plumbing, or left alone.
  • The drywall finish level, room by room, before the board is ordered.
  • The exterior finish that matches the wall: stucco on block, or a drained siding assembly on framed walls.
  • Window and door products approved for the wind design on that parcel, not a unit that only fits the hole.
  • Whether any member is structural, and whether an engineer has already drawn the new opening or the repair.

When the same trade is the whole job

A narrow scope is still a real project when the edges are written down. A deck with a flashed ledger and footings, a counted set of windows, a garage slab, drywall after the leak is dry, or a roof frame on a permitted plan can each stand alone. A request to fix whatever we notice cannot. It has no quantity and no way to know when it is finished.

Before we accept a single-trade contract we look at what that trade sits on. New framing needs a foundation line and a connection into the existing block. A house slab needs truck access, a vapor retarder, and termite treatment. Drywall needs dry lumber. Siding needs the drainage plane decided, not a stack of lap siding against a block wall that was built for stucco. If the work underneath is wrong, the scope grows on purpose or it waits.

Block, slab, and a long humid season

The ordinary house we open is concrete block on a monolithic slab, wood at the roof, stucco outside, and wood studs for many interior partitions. A lap-siding detail copied from a wood-frame suburb does not belong on block that was built for stucco. A crawlspace footing does not belong under a Florida slab. Humidity is why ordinary paper-faced board is a poor choice in a wet room, why an unflashed ledger rots the edge of a house, and why board does not go up on lumber that is still wet.

Marion County is not the high-velocity hurricane zone. That name belongs to a specific coastal designation, not to every county that sees a storm. Wind still governs roofs, openings, and the hardware that holds a truss down to a tie beam. The numbers come from the site, read against the Florida Building Code edition the permit is filed under. We do not paste a coastal South Florida specification onto an Ocala wall and call the house safer by nickname, and we do not ignore wind because the lot is inland. Windows and doors are where that distinction shows up in the product paperwork.

The permit follows the parcel

An Ocala mailing address is not a building department. Lots inside the city are reviewed by the city. A large share of addresses that still say Ocala sit in unincorporated Marion County and go through Marion County Building Safety. Belleview and Dunnellon review work inside their own limits. We look the parcel up before we describe the submittal. Two neighbors can share a fence and file with two different departments. The scope does not change the jurisdiction. The lot does.

Specialty work that stays with its own license

Specialty electrical, plumbing, and HVAC are coordinated with licensed trades. Ocala Building Contractor does not self-perform that work as those licenses. On a general-contract job their rough-in stays on the same schedule as the framing and the close-in. On a narrow scope, any required licensed trade is named instead of being treated as carpentry. Engineering is the same kind of line. If a beam, a lintel, or a suspected settlement needs a design professional, that person stamps the drawing and we build the permitted result. Decks are often their own contract, and a screen room or a pool is not included unless it is written as its own scope.

Questions about Construction Services

Can I hire you for one trade, not a whole house?

Yes, when the work is a defined construction scope. Framing, concrete, drywall, siding, windows and doors, decks, and structural repairs are in this cluster. A punch-list of odd jobs is not.

Do you provide engineering?

No. Structural repairs that need a design professional are built to that design. The company does not stamp drawings.
