A repair fixes a place you can point to

Roof repair is a defined leak or a defined damaged area. The scope names the spot and the method: this boot, this valley section, this sidewall, this torn slope, and the deck under it if the wood is wet. It is not a drive-by promise to "seal the roof." If the failure cannot be found, there is nothing honest to sell yet.

Water on a ceiling is a clue, not a map. On a pitched roof, water often runs along the deck before it drips. The stain can sit downhill of a valley, a sidewall, or a vent. The search starts uphill of the drip, in the attic when the attic can be entered safely, and on the roof when the surface can be walked. Standing on a wet slope to prove a point is how people get hurt. The visit waits for a surface that can be worked.

What a real repair includes

A pipe boot that has cracked in the sun is a common repair on an otherwise sound shingle roof. The boot comes off, the underlayment around the pipe is made right, and a new boot goes on. Painting the crack, or wrapping it in tape, is not the repair. Step flashing that has slipped out of a wall is reset course by course. A short run of open valley metal that has a hole is replaced at that run, lapped so water still sheds, not coated until the hole disappears from sight.

If an oak limb punched one slope, the repair is that area: broken shingles or creased panels out far enough to reach sound material, deck replaced where the limb drove through, and flashing reworked where the damage crossed a wall or a valley. The neighboring slopes are looked at so a second hole is not left as a callback. They are not automatically torn off because one limb fell. How a full tear-off differs is on the replacement page.

• Find the entry, not only the stain
• Name the location and the method in writing
• Replace wet deck at that location, not just the covering over it
• Stop cementing over cement until you can see the metal
• Say so when the rest of the roof makes the patch a waste

When patching is the wrong product

A patch fails when the surrounding roof cannot hold it. Granules gone on every slope, tabs that snap when you lift them, several leak points that are not the same defect, and a deck that feels soft in bays that are not even wet yet mean the covering is finished. A neat repair in the middle of that roof will be the only sound patch on the house, and the next storm will find a neighbor. The money for the patch is better put toward the tear-off.

Stacked repairs are their own warning. Three colors of shingle, a trough of roof cement down the valley, and mastic piled at every pipe mean earlier visits treated symptoms. The next visit should not add a fourth color. Strip the mess back until the flashing and the deck are visible, then decide if that opening is still a repair. If pulling one patch shows the underlayment is dust and the deck is punky beyond the stain, stop. That is a conversation for the roofing hub, not a larger tube of cement.

Roof cement in this sun

Plastic roof cement has a job as bedding under a flashing or a temporary bedding while a part is on order. It is not a covering. In an Ocala summer it softens, skins over, and cracks. Smeared across a shingle face, it glues the tabs down, holds grit, and makes the next tear-off dirtier. If the repair depends on a visible smear of cement to keep water out, the repair is not finished.

A coating is not a new roof

Elastomeric and similar coatings are sold hard in Florida, often as a way to avoid a tear-off. Brushed over a shingle roof they glue the courses, can trap moisture, and do nothing for a soft deck, a backward valley, or a boot that is already split. They also make the eventual tear-off heavier and meaner. Ocala Building Contractor does not sell a coating as a repair of a house roof and does not sell one as a replacement.

On a commercial membrane, a coating can be maintenance when the membrane is still stuck down, the drains still work, and the edges are still fastened. Even then it is a coat on an old roof, not a new assembly. It does not rebuild a rotten deck and it does not create slope that was never there. If the sales pitch is "this coat replaces the roof," walk away. The commercial roof page is where low-slope systems are scoped as systems.

A tarp is not the repair either

A tarp, or a temporary dry-in of underlayment, can stop a bad day from becoming a wet ceiling while a repair or a replacement is scheduled. It is not the finished work. Tarps flap, nail holes multiply, and a tarp left for months becomes its own leak. The scope should say what is temporary and what the return trip will actually rebuild. Leaving the blue plastic as the roof is not a method.

The patch will not be invisible

Shingles fade. A new architectural shingle next to weathered field shingles will not match, even from the same product name. Metal panels oil-can and chalk differently than the ones installed beside them. A repair is judged by whether it keeps water out and whether it is detailed like the rest of the assembly, not by whether it disappears from the curb. Anyone who promises an invisible patch on a weathered roof is selling a paint job.

Pipe boots and other shingle details are where many small repairs live, because the rubber dies before the field shingles do. If the boots are cracked and the field is also brittle, replacing only the boots is a favor to the next leak, not a plan. Say that on site. Do not install four boots and call a finished roof repaired.

What the visit is for

The roofing notes say the same split in fewer words: replacement and repair are different jobs, and a coating is not described as a new roof. If the leak has only been seen on the ceiling, the roof still has to be looked at. Contact is how the address gets in front of someone.
