The garage slab slopes. The house slab doesn’t.

A garage addition is parking and storage with a real separation from the rooms you live in. It isn’t a bonus room that happens to have a big door. The slab slopes. The wall and the ceiling between the car and the house are a fire assembly. The door is sized to a vehicle you actually own. The roof still has to tie into a house that was never designed for this span. Miss any one of those and you get a leak, a failed inspection, or a truck that doesn’t fit. Home additions that are actually living space carry a different finish list.

Measure the vehicle the way you drive it

Mirrors out. A rack on the roof if it lives there. A toolbox. The tongue of a trailer if that is how the truck sits. A seven-foot door is a car door. A lot of trucks need more height, and that height changes the header and the roof above it. Width is the same exercise. The rough opening is larger than the door, and the track and the spring need side room a pretty elevation forgets. Order the door you measured. A catalog default is how a bumper meets the trim in the first week.

The header is a beam, not a pair of studs

A single wide door, and especially a double, needs a header sized for the span and for the wind on this site. Marion County is not the High-Velocity Hurricane Zone used in Miami-Dade and Broward. That fact does not delete the straps that hold the roof to the bond beam, or the connection of this new header into the existing wall. We do not flatten a pair of studs and call it a beam because they were already on the truck.

The house slab is flat because you walk on it. The garage slab slopes toward the overhead door, or toward a drain that doesn’t dump against the house, so rain blown under the door and water off a wet vehicle can leave. The slab that has to slope is still a foundation: thickened edges, steel, a vapor barrier, termite treatment, and a joint where it meets the house slab so the two pours can move a little. Lock them into one rigid mass and the crack shows up in the separation wall. Keep the garage floor lower than the house floor at that joint. Water’s path is out, not into the hall.

Fire separation is an assembly between the car and the house

Gypsum goes on the garage side of the wall you share with the house. The joints get treated. The assembly has to continue where crews like to stop. The usual miss is a wall that ends at the ceiling while the garage attic and the house attic are one open volume. Either the separation keeps going or the ceiling assembly does the job the wall abandoned. Living space over the garage makes that ceiling stricter than a garage beside a one-story house. Penetrations get sealed. A bath fan or a plastic vent dumped into the cavity is a hole in the separation, even if the drywall around it looks tidy.

The door from the garage into the house is a solid door that meets the rule, not a hollow interior door and not a door with a pet opening cut in the bottom. It should not open into a room used for sleeping. A bedroom door straight into the garage fails in the worst place. Hardware that pulls the door shut is part of the assembly, because a door propped with a paint can isn’t a separation. The wall, the ceiling, and that door get written in the scope. The hanger should not be inventing them from leftover board on the last day.

Water off the house roof can’t dump onto a low garage roof without a plan for where it goes next. Tying the new roof into the existing one uses the same underlayment lap, step flashing, and kickout you should demand on any addition, just on a longer line. If the old shingles are already failing, say so before new work is woven into them. Afternoon rain finds the lowest wrong detail on that joint first, usually over a car you care about.

Power, the opener, and uses the garage can’t take

The opener, the lights, and the receptacles are garage circuits, with the ground-fault protection that space requires. If you may want a car charger later, panel space and a conduit path are cheaper to build now than to trench through a finished driveway. That path is empty. It isn’t a promise of a particular charger. What the garage can’t become is a bedroom, a sleeping loft, or an apartment with a hot plate. Turning that garage into a bedroom later is a change of use: floor, egress, insulation, and the fire separation coming back apart. Build the garage as a garage.

A gas water heater in the garage has its ignition source raised off the floor so heavier fuel vapors are less likely to find the flame. That is a placement rule. Don’t set the unit on the slab because the stand was not on the truck, then close the wall. Ducts that want to cross the garage ceiling have to keep the separation intact. A flex duct lying on the gypsum, or a register cut into a rated ceiling because the room beyond was stuffy, is how a passed rough becomes a failed final.

Driveway slope, roof water, and the side setback

Some lots can take a garage and some can’t. A side setback, a utility easement, or a septic drain field will stop a slab faster than the budget will. Check them before the door is drawn. The driveway has to meet the slab without a lip that trips or a low spot that ponds at the door. The license and insurance behind the permit is our side of the paperwork.
