There is no single honest price to build a house in Ocala, Florida. Square footage is only one variable. Complexity, the site, materials, labor, engineering, plans, permits, inspections, site preparation, the structure, the finish level, the roof, and the mechanical, electrical, and plumbing work all change the scope. A figure that skips any of those is a guess. It is not a bid.
Square footage describes size and nothing else
Two houses can share a floor area and still be different buildings. A simple rectangle under one hip roof is not the same labor as a plan with offsets, a tall volume, or a garage on its own roof. Complexity shows up in corners, beams, and roof planes. The same floor area on city water is not the same job as a lot that needs fill, a longer drive, a well, or a septic system. Square footage is size. This page will not turn it into a rate.
The parcel, not the ZIP code, picks the office
Around Ocala the permit office follows the parcel, not the ZIP code. Mail can say Ocala inside the city or in unincorporated Marion County. Belleview and Dunnellon permit inside their limits. Unincorporated land, including Silver Springs, Summerfield, and Marion Oaks, uses Marion County Building Safety. Summerfield is not The Villages. An Ocala ZIP is not city limits. The notes on Ocala describe that split. They are not a map of your lot.
Inside the City of Ocala, a permit is required for most interior and exterior work. The city’s stated exception is painting and floor covering. Applications go in person to the Customer Service Center, 201 SE 3rd Street, 2nd floor, or through eTRAKiT. Questions go to building@ocalafl.gov or 352-629-8421. Those are city rules. Marion County’s examples of work that may not need a permit do not apply inside the city. A new house is permit work in either office. The forms and the inspection card are not the same paper. Read Ocala building permits before you assume one set fits both desks.
Plans, engineering, and the edition named on the permit
A furniture plan is a conversation. A permitted set shows the structure, the energy items, and whatever the reviewer still comments on. As of September 2026 the edition in force is the 8th Edition (2023) Florida Building Code. The 9th Edition is scheduled for December 31, 2026. Confirm the edition on the permit. A set drawn under an older edition is not automatically the set the office will take.
Marion County is not the High-Velocity Hurricane Zone. That zone is Miami-Dade and Broward only. Wind design still applies on an Ocala lot. It is the path for this address, not a coastal detail copied because the state is Florida. This company does not stamp engineering. If the house needs an engineer, that work is named before a number is treated as a price. Plans are part of the scope. Someone will provide drawings is not a scope until you write who draws, who pays, and who answers comments.
Site preparation, the shell, and the roof assembly
Site preparation is clearing, grading, the pad, truck access, and the route to water and sewer or to a well and septic system. Termite treatment goes down before a typical slab pour. The usual shell here is concrete block on a slab, wood framing inside and at the roof, then a dry-in. That is a common Marion County assembly. It is not a price.
The roof is a deck, underlayment, flashing, and a covering. One hip is not a cut-up roof with valleys at a porch and a garage. Structure includes the steel in the block, the bond beam, the roof-to-wall ties, and any beam the plan needs. Calling it standard block does not tell a mason what to build.
Labor, materials, and the trades under another license
Mechanical, electrical, and plumbing are separate licenses. Finish level is a list, not a label
Finish level means cabinets, counters, flooring, doors, trim, paint, and fixtures written as products or grades. A label with no product is a blank. New home construction describes the order of work for a new house. Residential construction is the wider scope for houses and additions. What a visit to an empty lot checks
A site visit is a process, not a bid and not a story about another job. It identifies the parcel well enough to ask which office has it. It notes drainage, trees you mean to keep, and whether a truck can reach a likely pad. It looks for a well, a septic tank, overhead power, or a utility stub. A glance is not a survey. The visit lists what is still missing: survey, energy calculation, septic design, engineering, or a real plan. Without a plan it cannot price a house.
Pictures on the residential projects pages are not documented company jobs. A finished house in a photograph is not this lot, and it is not a budget. Do not infer a duration, a warranty, or a finish level from a picture chosen because it looks like Florida.
Mistakes that make a house figure useless
People apply a borrowed rate to a floor area and call it a budget. This site will not supply a replacement rate. People treat an Ocala ZIP as city limits, or paste a High-Velocity Hurricane Zone detail onto a Marion County wall. People assume a well, a drain field, landscaping, and appliances are included because exclusions were never written. People cover work before the inspector has seen it, or treat a rendering as a permitted set.
Decisions to settle before any figure is a bid
- Name the office that has the parcel, city or county
- Name the plan and who answers review comments
- Describe the slab, the block, the roof shape, and the openings
- Say who provides the survey, energy calculation, engineering, and septic design if needed
- Write finishes as products or grades, not as a blank label
- Write exclusions, including site utilities people tend to assume
- Keep electrical, plumbing, HVAC, and roofing subcontracted under the building contract
