A kitchen remodel changes the room where the house cooks, and it may change the drains, the circuits, and a wall. If the sink, the range, and the refrigerator stay put, the work is cabinets, surfaces, and fixtures on the layout you already have. If any of those move, the slab or the wall opens, and the job is no longer a finish swap. In an occupied house the kitchen is also the room people still need. The scope says what usable means while that room is closed: water somewhere, a safe way to heat food, and a path that is not through the demo. The service description is kitchen remodeling. The sink stays, or the slab gets a cut

Most houses around Ocala sit on a concrete slab. The kitchen drain is under that slab, sloped toward the building drain. Leaving the sink on the same wall, with the dishwasher beside it, keeps that piping. A short slide in the same run still needs a trap and a vent that fit. Moving the sink to the opposite wall, or to an island, means a new drain with slope, a vent the code will accept, and a saw cut in the slab. The patch stays damp. It is not a line you add because a picture showed an island.

The visit finds the cleanout and the direction of the existing drain. If a new run cannot reach it with fall, the layout changes on paper, not after the boxes arrive. An island sink also needs a disposal circuit, and the vent has to rise somewhere real. A loop drawn after the pour is how islands get torn back out. If the house is on septic, a disposal is a question about that system, not a default. Many Marion County houses are on septic. Ask before the sink is specified.

Block walls, hood ducts, and circuits

A wider opening in a concrete-block wall is masonry, and the block may be the structure. A wood stud partition is a different cut. Many local kitchens have block on the exterior, furring on the inside, and a wood wall only where a partition was added later. Paint does not tell you which is which. Design the lintel or beam before the block comes out. Ocala Building Contractor holds Florida certified building contractor license CBC1263067. That license covers buildings not exceeding three stories, and remodeling of any size when structural members are not affected. Electrical and plumbing are separate licenses. Those trades are subcontracted.

Cooking puts grease, heat, and moisture in the air. Here, the moisture is what ruins cabinets. A ducted hood ends outside, at a wall cap or a roof cap, with a damper that closes. It does not end in the attic or in a soffit that drifts back in. Close that penetration against weather before the crew leaves. A charcoal hood blows moisture back into the room.

The counter needs its own circuits. The refrigerator, dishwasher, disposal, microwave, and range do not share them with small appliances. Under-cabinet lights are roughed in before the backsplash. If a new range needs more than the panel can give, the panel is part of this kitchen. A temporary refrigerator gets a real receptacle, not a cord across a wet slab patch.

Decisions to lock before the first cabinet comes off

  • Whether the sink, dishwasher, and range stay on their present wall, or the slab is in the scope.
  • Whether any block or framed wall is coming out, and who designs the opening if it carries load.
  • Whether the hood ducts outside, and the short path through a wall or the roof.
  • Which appliances change fuel or demand, so the electrical subcontractor sees the panel first.
  • What the household will use for water and a hot meal while that room is the jobsite.
  • Which finishes are chosen, and which of them must be on site, before the surfaces they replace come off.
  • Which office permits the parcel. An Ocala ZIP code is not the city limit.

What a kitchen walk-through is there to record

The visit measures this room, not a story about another kitchen. It records the floor, the ceiling, and the soffits people forget when they order uppers. It finds the sink wall, the range wall, and how refrigerator doors swing into the garage path. A new floor thickness changes the dishwasher, the toe-kick, and the hall transition. Cabinets are set to the finished floor, or the dishwasher and the doorway are both wrong. Old slabs are not flat. Leveling is a scope line when the floor needs it.

The same visit notes the panel, whether gas is already there, and where a hood can leave without a crushed run. Stains under the sink or at the exterior door can be humidity or a slow leak. New boxes should not cover an active drip. Ask who sleeps in the house, which door debris uses, and whether a return sits in the work zone. City limits, county examples, and moisture

Inside the City of Ocala, a permit is required for most interior and exterior work. The stated exceptions are painting and floor covering. Apply at the Customer Service Center, 201 SE 3rd Street, 2nd floor, or through eTRAKiT. Questions: building@ocalafl.gov or 352-629-8421. Marion County’s FAQ lists different examples that do not require a permit, including painting or replacing cabinets, carpet, vinyl, tile, and gutters, and ordinary minor non-structural repairs that do not violate the code. Those are the county’s published examples, not a guarantee for every scope, and they do not apply inside the city. Do not use the county cabinet example to skip a city permit.

The permit office follows the parcel, not the ZIP code. Belleview and Dunnellon permit inside their limits. Unincorporated Marion County, including Silver Springs, Summerfield, and Marion Oaks, uses Marion County Building Safety at 352-438-2400. Summerfield is not The Villages. See remodeling permits and Ocala. The area page does not replace the parcel test. As of September 2026 the edition in force is the 8th Edition (2023) Florida Building Code. The 9th Edition is scheduled for December 31, 2026. Confirm the edition on the permit. Marion County is not the High-Velocity Hurricane Zone. That zone is Miami-Dade and Broward. This page does not invent a wind speed.

Moisture is the other local fact. Cabinet boxes stored in a hot garage can move before they are set. A damp slab patch will telegraph through a new floor. Keep the air conditioner running, and change the filter while sanding is active. Pages under remodeling projects sort kitchens as a type of work. They are not a documented job, and they are not a layout to copy.

Mistakes that put the only kitchen out of use twice

Ordering cabinets that ignore the window, a side-wall panel, or the appliance specs. Assuming a deep sink fits the old run. Hiding a missing hood duct behind a nicer grille. Tearing out the only sink before temporary water is set. Opening a block wall because a catalog showed an open plan. Laying floor before the slab patch is finished. Painting a backsplash while a circuit is already in trouble. Setting boxes on the bare slab and tiling later, so the toe-kick and the hall no longer meet. Those errors come back as a second demo.
